How Home Values are Calculated

Find 5+ comparable homes

To get accurate results, consider how these factors relate to your home:

  • Home features. Built at the same time, # of bathrooms, flooring, countertops, etc.
  • Recency of sale. The more recent the better.
  • Distance from your home. The closer the better.
  • Location. Unique setting like a corner lot, busy street, or on a golf course.

Make adjustments

Where features differ, for instance, sq. ft. or number of bathrooms, we assign a % to the difference. The % assigned is based on the experience of our local pricing team, your zip code and the current value of your home. Generally, remodeling a lower-priced home means assigning a higher % increase.

Simple math

Add or subtract the value of the difference from the comp. Then, add up all the adjustments for each comp and calculate a value per sq. ft. Finally, multiply that value by your home's sq. ft.

Where features differ, for instance, sq. ft. or number of bathrooms, assign a value to the difference. For example, you might value a full bath at $10,000 v $5,000 for a half bath. As you can tell, assigning values is subjective, tedious, and doesn't account for the features which make your home unique.

Complicated math

Add or subtract the value of the difference from the comp. Then, add up all the adjustments for each comp and take a weighted average to get a rough estimate of your home's value.
